Ban Sukhawadee

Ban Sukhawadee is a privately built estate of ornate Thai-Chinese pavilions on Sukhumvit Road in Pattaya, commissioned around 2000 by Dr. Panya Chotitawan, founder of the Saha Farms agricultural group. It’s a modern showpiece, not a historic palace or temple — built, by the founder’s own account, to demonstrate Thai craftsmanship and resilience during the 1997-2000 economic downturn. The complex covers roughly 80 rai (about 128,000 square metres) with its own stretch of beachfront.

The buildings lean into elaborate, dense ornamentation: carved wood facades, gilded detail, and traditional Thai architectural motifs across a scatter of halls and pavilions rather than one single structure. A 2020 fire gutted the Buddhabaramee hall — one of the estate’s most ornate buildings — and spread into the adjoining main structure, with damage estimated at around 200 million THB. The estate was insured and has since reopened, though it’s worth knowing the complex you see today includes post-fire rebuilding, not every hall in its original form.

Watch out: Because this is a commercial, privately run attraction rather than a heritage site, admission is priced accordingly — budget for entry at the higher end of what a Thai cultural attraction typically costs, and expect ticket upsells (photo packages, guided add-ons) from staff and third-party booking sites.

Morning and late afternoon are the more comfortable times to walk the grounds — there’s limited shade between buildings, and the ornamentation rewards slower, closer looking rather than a rushed pass-through. Wear shoes you can slip on and off easily, since several interior halls require removing footwear.
