Cheap Hotels in Chiang Mai: Best Budget Areas

By Thai Holiday Guide Editorial · 3 min read ·Updated 8 September 2026 ·✓ Facts checked Sept 2026

Chiang Mai budget and mid-cheap hotels by area: Old City, Nimman, Chang Klan and Ping riverside — 12 linked picks with honest transport tradeoffs.

Some links are affiliate links. If you book through them we may earn a small commission at no extra cost to you.

Chiang Mai budget stays work best when you choose the neighbourhood before the hotel. The Old City is for temples and walking streets. Nimman is for cafes and nightlife. Chang Klan, Loi Kroh and Sridonchai sit near the Night Bazaar and Arcade side of town. A cheap room in the wrong pocket still burns money on Grab rides.

This shortlist is mid-budget hotels and inns — not hostels, capsules, or Four Seasons-tier resorts. Every property has a real Booking.com link from our accommodation data. We did not invent prices or Agoda IDs.

Insider Tip: In cool season (November–February), book Old City and Nimman early for weekends. In smoke season (roughly February–April), prioritise flexible cancellation over the absolute cheapest rate.

Quick answer

For most first trips, Gord, Kodchasri Thani, or U Chiang Mai are safe Old City starts. Choose Kokotel, Yesterday, or At Pingnakorn for Nimman. Choose Nap In or Yaang Come Village when Night Bazaar / Arcade access matters more than living inside the walls.

How we picked these hotels

We filtered Chiang Mai accommodation for properties with booking links, excluded hostel/capsule/dorm titles, and skipped ultra-luxury flagships. The list balances Old City, Nimman, and Night Bazaar / Arcade-side hotels so the area tradeoffs stay honest — same approach as our cheap hotels in Bangkok guide.

Nimman is the food-and-evening base. Treat Doi Suthep and Old City temples as planned outings.

Night Bazaar and Arcade side

Nap In Chiang Mai Hotel

Frequently Asked Questions

Where should I stay in Chiang Mai on a budget?
Old City is best for temple walks and Sunday Walking Street. Nimman suits cafes and nightlife. Chang Klan / Loi Kroh / Sridonchai work for Night Bazaar and Arcade access. Pick the neighbourhood first — cheap rooms in the wrong area still cost Grab fares.
Is Nimman or the Old City cheaper?
Both have mid-cheap hotels. Old City wins for walkable sightseeing; Nimman often wins for food and evening atmosphere. Rates overlap — compare the same dates rather than assuming one area is always cheaper.
Are these hostels?
No. This shortlist is hotels and boutique inns with private rooms. Hostel and capsule inventory is excluded by design; use hostel listings if you want dorm beds.
Why is Four Seasons not on this cheap hotels list?
Ultra-luxury and riverside resort positioning is out of scope. We filtered for mid-budget hotels with real booking links and skipped flagship luxury properties.
Chiang Mai or Bangkok for a cheap hotel base?
Chiang Mai is walkable for temples and cooler in season; Bangkok has denser rail-connected budget hotels. See our cheap hotels in Bangkok shortlist if you need a capital-city rail base.
