Chiang Mai budget stays work best when you choose the neighbourhood before the hotel. The Old City is for temples and walking streets. Nimman is for cafes and nightlife. Chang Klan, Loi Kroh and Sridonchai sit near the Night Bazaar and Arcade side of town. A cheap room in the wrong pocket still burns money on Grab rides.
This shortlist is mid-budget hotels and inns — not hostels, capsules, or Four Seasons-tier resorts. Every property has a real Booking.com link from our accommodation data. We did not invent prices or Agoda IDs.
Insider Tip: In cool season (November–February), book Old City and Nimman early for weekends. In smoke season (roughly February–April), prioritise flexible cancellation over the absolute cheapest rate.
Quick answer
For most first trips, Gord, Kodchasri Thani, or U Chiang Mai are safe Old City starts. Choose Kokotel, Yesterday, or At Pingnakorn for Nimman. Choose Nap In or Yaang Come Village when Night Bazaar / Arcade access matters more than living inside the walls.
| Best for | Hotel | Area | Why pick it | Main tradeoff |
|---|---|---|---|---|
| Old City value | Gord Chiang Mai | Old City | Temple walks on foot | Less cafe nightlife |
| Mid-tier Old City | Kodchasri Thani / U Chiang Mai | Old City | Proper hotel near walls | Book ahead in peak season |
| Nimman budget hotel | Kokotel Chiang Mai Nimman | Nimman | Cafes and evenings | Temples need a hop |
| Nimman polish | Yesterday Hotel | Nimman | More design for mid rates | Not a pure sightseeing base |
| Night Bazaar side | Nap In / Yaang Come | Chang Klan / Sridonchai | Shopping evenings | Quieter temple mornings elsewhere |
How we picked these hotels
We filtered Chiang Mai accommodation for properties with booking links, excluded hostel/capsule/dorm titles, and skipped ultra-luxury flagships. The list balances Old City, Nimman, and Night Bazaar / Arcade-side hotels so the area tradeoffs stay honest — same approach as our cheap hotels in Bangkok guide.
Old City mid-budget hotels

Gord Chiang Mai
Gord is a practical Old City pick when temples and walking-street evenings matter more than Nimman cafes. Expect mid-budget hotel rooms, not hostel dorms.
- Area
- Old City · 29/8 Rajamacha 6, Tambon Prasingh, Amphur Muang 50200

Kodchasri Thani Hotel Chiang Mai
Kodchasri Thani is the step-up Old City hotel when you want a proper mid-tier room near the temple circuit without paying riverside resort rates.
- Area
- Old City · 54/3 Rachapakinai Road, Phra Singh, Chiang Mai 50200

U Chiang Mai
U Chiang Mai sits on Rachadamnoen for Sunday Walking Street convenience. It is still a mid-price hotel positioning — not Four Seasons territory — but book early for cool-season weekends.
- Area
- Old City · 70 Rachadamnoen Road, T.Sri-Poom 50200

Nine Hotel Chiang Mai
Nine Hotel works when you want a quieter Old City soi rather than a main-road address. Temple walks stay easy; Nimman still needs a short hop.
- Area
- Old City · 9 Soi 6 Rachamakka Rd Phrasing, Mueang Chiang Mai

99 The Heritage Hotel
Pick 99 The Heritage when you want Lanna-leaning design on Samlan Road without ultra-luxury rates. Confirm current room condition in recent reviews for your dates.
- Area
- Old City / Samlan · 2 Samlan Rd, Tambon Sriphum, Muang, Si Phum 50200

Cozytel
Cozytel is a straightforward budget hotel near the Old City edge when price matters more than boutique design. Not a hostel dorm — private rooms at mid-cheap rates.
- Area
- Near Old City / Chang Phueak · 23/1 Jhaban Road (Behind Vocational College) T.Sriphum
Old City wins if your days are temples, markets, and Sunday Walking Street. You will still Grab or songthaew to Nimman for many cafe evenings.
Nimman budget and mid hotels

Kokotel Chiang Mai Nimman
Kokotel is the Nimman budget-hotel answer when cafes and nightlife matter more than living inside the old walls. Old City temples become a short songthaew or Grab hop.
- Area
- Nimman · 21 Soi 12 Nimmanhaeminda Rd., Suthep, Mueang Chiang Mai

Yesterday Hotel
Yesterday Hotel suits travellers who want a bit more polish on Nimmanhaemin without jumping to five-star spa resorts. Great for cafe-hopping; less ideal as a pure temple-walk base.
- Area
- Nimman · 24 Nimmanhaeminda Road, Suthep, Muang 50200

At Pingnakorn Nimman Hotel
At Pingnakorn keeps you on Nimman Soi 12 for restaurants and evening walks. Treat Old City sightseeing as a planned morning rather than a barefoot stroll.
- Area
- Nimman · 4 Nimmanhaemind Road, Soi 12, T. Suthep Muang Chiang Mai
Nimman is the food-and-evening base. Treat Doi Suthep and Old City temples as planned outings.
Night Bazaar and Arcade side

Nap In Chiang Mai Hotel
Nap In works when Night Bazaar / Chang Klan convenience matters for shopping evenings. Old City gates are close; Nimman is the longer hop.
- Area
- Chang Klan / Night Bazaar · 99/8-99/9 Loi Kroh Rd., T.Chang Khlan A.Muang 50100

Yaang Come Village Hotel
Yaang Come Village is the garden-hotel pick near the Night Bazaar / Arcade side of town. Useful if you arrive by bus or want shopping access without staying on a noisy main strip.
- Area
- Near Arcade / Sridonchai · 90/3 Sridonchai Rd, T. Changklan, A Muang 50100
These work for shopping evenings and arrivals near the eastern commercial strip. They are not the quietest temple-walk addresses.
How to choose
Choose Old City for walkable culture. Choose Nimman for cafes and nightlife. Choose Chang Klan / Sridonchai for Night Bazaar convenience. If you are travelling with a dog, see our pet-friendly hotels in Chiang Mai shortlist — confirm fees and size limits before booking.
