Koh Samui Villas: 13 Private Pool Villas Compared (2026)

By Thai Holiday Guide Editorial·12 min read·Updated 20 October 2026

Koh Samui private pool villas compared by coast, group size and beach, from Samujana and Plai Laem near the airport to 16-guest estates in the south.

Renting a whole villa on Koh Samui gets you a private pool, a kitchen, breakfast and a small staff, but the island is bigger than it looks and the coast you pick shapes the whole trip. A beach villa at Plai Laem is 7 km from the airport. A beach villa at Lipa Noi on the west coast is 30 km away, on the side of the island that faces the sunset.

Insider Tip: Ask whether the beach below a “beachfront” villa is sand or rock, and at what tide. On Samui’s north coast it’s often rock at the waterline, and on the west coast the sea pulls back at low tide. Both are fine for kayaks and sundowners and poor for small children who want to paddle.

Quick answer

The best luxury villa on Koh Samui for most groups of 10 is Villa Maliya at Plai Laem: it’s on the sand, 7 km from the airport, with a 16 m pool and a swim-up bar. Families with young children should look at Ban Suriya at Lipa Noi, with fenced grounds, a treehouse and an outdoor cinema. Groups of 16 should look at Sangsuri Villa I, 3 km from the airport, Villa Busara on the Samujana estate, or Baan Sairee on three acres in the far south. Couples sharing with one or two others should take Belle Serenity, where the chef’s lunches and dinners come with the stay.

How we picked these villas

Every villa here is a whole house you rent as one unit, with its own pool and staff, not a pool-villa room inside a resort. From the private villas we list on Samui, we picked the best one or two in each area for a different kind of group, then named their neighbours on the same estates. We compared them on what decides a villa week on Samui: the coast and the airport run, whether you can swim off the beach, how many people sleep in real bedrooms, and what breakfast, the chef and transfers cover.

Beachfront villas at Plai Laem and Choeng Mon

The north-east corner is the easiest villa base on Samui. The airport is 3 to 8 km away, Choeng Mon has restaurants and a sheltered swimming bay, and the Big Buddha and Wat Plai Laem are minutes away. Chaweng is a short drive south.

Villa Maliya
On the sand, 7 km from the airport

Villa Maliya

  • Sleeps 10 to 12
  • 5 bedrooms
  • Beachfront

Steps from Laem Samrong Beach, with a 16 m saltwater pool and a swim-up bar, free kayaks and paddleboards, and breakfast included. Again Beach Bar is 20 m along the sand, so evenings aren't silent.

Area
Plai Laem (north-east) · Laem Samrong, Plai Laem, Bophut, Koh Samui

Villa Maliya is the most straightforward beach house on this list. The saltwater pool runs 16 metres toward the sea with a swim-up bar at one end, the beach is a few steps past it, and kayaks and paddleboards are free. Four of the five bedrooms have kings and the fifth has two singles, which works for children. A Thai chef and in-villa massages can be booked at extra cost.

Villa Anghiari
Breakfast and transfers included

Villa Anghiari

  • Sleeps 8 to 10
  • 4 bedrooms
  • Beachfront

The four-bedroom house on the Kerem estate, glass-fronted above its own small beach, with a 13 m infinity pool, a cinema room and breakfast delivered each morning. The beach is part rock, and the house steps down a slope.

Area
Plai Laem (north-east) · Kerem estate, Plai Laem, Bophut, Koh Samui

Anghiari is the largest of the four Kerem villas, glass houses by architect Gary Fell on the hillside above a small private beach. All four come with breakfast delivered each morning, airport transfers, daily turndown and an on-site manager, and they share a gym. For smaller groups, Villa Cortona has three bedrooms and the same 13 m pool, while the twins Villa Pitigliano and Villa Poppi sleep six to eight around a 9 m pool. If one is booked, check the others.

Sangsuri Villa I
16 guests, 3 km from the airport

Sangsuri Villa I

  • Sleeps 16
  • 8 bedrooms + 2 dorms
  • Clifftop

Eight king suites and two children's dorms over five floors, a 22.5 m infinity pool, a jacuzzi for six and private beach access. The pool has no shallow end and the villa sits on a cliff, so it's a hard sell with toddlers.

Area
Between Choeng Mon and Chaweng · Sangsuri Estate, Bophut, Koh Samui

Sangsuri is the villa for a group of 16 who don’t want a long airport run. The eight king suites spread over five floors, and the two dorms (six singles in one, bunks and pull-outs in the other) keep children together. The 22.5 m pool has no shallow end and the villa sits on a cliff with direct sea access, so this is one for older children and adults. Stays of four nights or more add a welcome meal, spa vouchers and a film night on the beach.

Villa Busara, Samujana
Eight kings, 4 km from the airport

Villa Busara, Samujana

  • Sleeps 16
  • 8 bedrooms
  • Hillside

Eight king suites over three floors, a seawater infinity pool with a jacuzzi, a cinema, gym, games room and wine cellar, plus free airport transfers. Choeng Mon Beach is 1 km away and a chef costs extra.

Area
Choeng Mon hills (north-east) · Samujana estate, Choeng Mon, Koh Samui

Samujana is the biggest villa estate we list on Samui: 23 hillside villas above Choeng Mon, from three to eight bedrooms, all with their own pool, a villa manager, free airport transfers and a shared floodlit tennis court. The beach is about 900 m downhill and the airport 4 km. Busara is the biggest; for 12 there are six-bedroom villas such as Villa Achara and Villa Tida, for 8 the four-bedroom Villa Fern, and for 6 the three-bedroom Villa Pimchan. If the size you want is booked for your dates, check the other villas of that size on the estate.

Belle Serenity
Smallest group, chef included

Belle Serenity

  • Sleeps 6
  • 3 bedrooms
  • Hilltop

Three king suites on a hilltop facing the sunrise, with a chef who cooks lunch and dinner as part of the stay (you pay for ingredients). The pool is a small 8 m and the nearest beach 1 km away.

Area
Plai Laem hills (north-east) · Plai Laem hills, Bophut, Koh Samui

Belle Serenity is the smallest villa here and the best value on food, because the chef’s lunches and dinners are part of the stay and you pay only for ingredients. Three king suites, two with sunken tubs on their own terraces, sit on a hilltop with sea views east over the Gulf. It’s 6 km from the airport and about 1 km from the nearest beach.

Villas on Bophut Beach and in the Bophut hills

Bophut suits groups who want to eat out. Fisherman’s Village, a lane of old Chinese shophouses, has one of the island’s best runs of restaurants, and its walking street fills the lane on Friday nights. Villas here are either on the beach inside the gated Dhevatara Residence, or up in the hills at the Panacea Retreat estate, 3 to 4 km from the sand.

Baan Benjamart
Walk to Fisherman's Village

Baan Benjamart

  • Sleeps 8
  • 4 bedrooms
  • Beachfront

Three suites on stilts facing the sea plus a twin room, a 17 m pool with a shallow end, and a 10-minute walk along the sand to Fisherman's Village. The shore in front is rocky; sandy swimming is about 200 m along.

Area
Bophut Beach (north coast) · Dhevatara Residence, Bophut Beach, Koh Samui

From Baan Benjamart you can walk to dinner: Fisherman’s Village is 10 minutes along the sand, so Friday’s walking street needs no taxi. Three of its four bedrooms are suites raised on stilts with sea-facing balconies, and its 17 m pool is the longest on the estate. Its Dhevatara neighbours are Baan Ban Buri (four kings in pavilions round a 12 m pool), Baan Maliwan (three bedrooms with a view to the Big Buddha) and Baan Ratree Samui (four doubles over three floors). All face the same rocky shore, with sandy swimming about 200 m along.

Praana Residence
Celebrations and big birthdays

Praana Residence

  • Sleeps 12
  • 6 bedrooms
  • Hillside

Six king suites, two infinity pools, a floodlit tennis court, a Muay Thai ring, a 10-seat cinema and a nightclub floor with karaoke. Bophut Beach is 3 km downhill, so you drive to the sea.

Area
Bophut hills (north coast) · Panacea Retreat, Bophut hills, Koh Samui

Praana Residence is built for a celebration. The ground floor is a cinema, nightclub, wine cellar and games room, the gardens hold a floodlit tennis court and a Muay Thai ring, and there are two infinity pools. Lunch and dinner come from Panacea’s central kitchen or a chef, at extra cost. Quieter houses on the same estate are Avasara Residence (five kings, 20 m pool) and the four-bedroom Kalya Residence and Purana Residence, both with swim-up bars. Kalya and Purana are confirmed only after an owner availability check, so book those with time to spare. Ban Kinaree, elsewhere in the Bophut hills, has five king rooms across three pavilions.

Beachfront villas at Lipa Noi on the west coast

Lipa Noi is Samui’s sunset coast: a long, quiet beach facing west across the Gulf of Thailand, about 30 km from the airport and the far side of the island from Chaweng. There’s little nightlife and few shops, so these villas suit groups who’ll stay put and let the chef cook. The sea pulls back at low tide.

Ban Suriya
Best for young children

Ban Suriya

  • Sleeps 12 to 15
  • 6 pavilions
  • Beachfront

Six bedroom pavilions on fenced beachfront grounds, a 20 m pool with a library looking into it, an outdoor cinema and a treehouse. Low tide exposes rocks in front, and the airport is 30 km away.

Area
Lipa Noi (west coast) · Lipa Noi, Koh Samui

Ban Suriya is the most child-friendly villa we list on Samui. The grounds are fenced, the 20 m pool has a shallow entry, and there’s a treehouse on the beach, an outdoor cinema, a volleyball court and a sunken library with a window into the pool. Each of the six bedrooms is its own pavilion with a double bed, which gives couples privacy but means a walk between rooms.

Villa Haineu
Five equal king suites

Villa Haineu

  • Sleeps 10
  • 5 bedrooms
  • Beachfront

Five king suites with freestanding baths, one on the ground floor, and a 19 m pool with a jacuzzi above a swimmable, sunset-facing beach. Lunches and dinners from the chef cost extra.

Area
Lipa Noi (west coast) · Dhevatara Cove Estate, Lipa Noi, Koh Samui

Villa Haineu works for three or four couples, because all five bedrooms are king suites with freestanding baths, and one is on the ground floor for anyone who can’t manage stairs. The 19 by 5.5 m pool has a jacuzzi, a shallow area and a waterfall, and the beach below is swimmable. Its neighbours in the gated Dhevatara Cove estate are Baan Chang Samui, also five kings with a sala on the beach, and the Thai-style Baan Samlarn, which sleeps 12 but has no shallow end.

Clifftop villas at Taling Ngam

Taling Ngam, south of Lipa Noi, is the far west of the island, looking across to the Five Islands and Ang Thong Marine National Park. It’s 30 km from the airport and about as quiet as Samui gets.

The View Samui
Children's dorm, gym and yoga deck

The View Samui

  • Sleeps 10
  • 5 bedrooms + dorm
  • Clifftop

Three floors of glass and wood above the sea at Taling Ngam, with a saltwater pool and jacuzzi, a gym, a yoga deck and a dining table for 22. Cliff edges and glass stairs need watching, and the airport is 30 km away.

Area
Taling Ngam (west coast) · Taling Ngam, Koh Samui

The View Samui puts the bedrooms on the top floor, the kitchen, lounge and 22-seat dining table in the middle, and a gym and massage sala at the bottom. The children’s dorm, with three bunks and three pull-outs, frees the five proper bedrooms for adults. Kayaks, a paddleboard and snorkelling gear are kept for the sea below. For a group of six, The Headland Villa III has private stairs to a white-sand beach, and The Headland Villa IV adds a sauna and an ice bath.

Hillside villas above Nathon

Above Nathon, the ferry town, villas sit high on the slope with the whole Gulf below. You get the views and the breeze, and you give up walking to the beach.

Lime Samui
Driver and SUV included

Lime Samui

  • Sleeps 14
  • 5 bedrooms
  • Hillside

A 22 m infinity pool, cinema, gym, spa room and rooftop bar, with a 7-seat SUV and driver included. You need them, since the nearest beach is 4 km downhill and the airport 25 km away.

Area
Hills above Nathon (west coast) · Hills above Nathon, Koh Samui

Lime Samui sleeps 14 in five en-suite bedrooms and has more on site than many small hotels: a 22 m infinity pool, a cinema with a 3 m screen, a gym with TRX, a spa room, a games room and a rooftop bar for sunset. The driver and SUV come with the villa, and Bang Makham Beach is 4 km downhill. Its estate siblings suit families: Lime Samui II sleeps 16 with a children’s room on its own walled terrace, and Lime Samui V has a play area with a treehouse, zip-line and trampoline. Baan View Talay nearby has a 14 m pool on the cliff edge and a lawn big enough for events.

Beach estates at Laem Sor and Bang Kao in the south

The southern tip is the quietest coast with beachfront villas, well away from the resort strips. The gold-tiled Phuttha Chedi Laem Sor stands on the rocks at the water’s edge, Lamai is the nearest town for restaurants, and boats to Koh Taen leave from Thong Krut.

Baan Sairee
Most bedrooms, three acres

Baan Sairee

  • Sleeps 14 to 16
  • 9 bedrooms
  • Beachfront

Nine en-suite bedrooms in a teak main house and two rice-barn suites, on three acres of beachfront with a tennis court and yoga sala. It's remote, with the nearest 7-Eleven 3 km away, and the pool isn't fully fenced.

Area
Laem Sor (south) · Laem Sor, Koh Samui

Baan Sairee is the villa for an extended family. The teak main house, built in Ayutthaya style, holds seven of the nine bedrooms, including two bunk rooms for children, and two more king suites sit apart in converted rice barns. Three acres of garden run along the beach, with a tennis court, a yoga sala, a massage sala and kayaks. Plan supplies with the villa team: the nearest 7-Eleven is 3 km away.

Ban Mekkala
Spa room, kayaks and bikes

Ban Mekkala

  • Sleeps 12 to 14
  • 6 bedrooms
  • Beachfront

Six bedrooms around a 20 by 8.5 m T-shaped pool with a shallow zone, a spa room, kayaks, a paddleboard and four bikes. It's 25 km from the airport and 7 km from the nearest 7-Eleven.

Area
Bang Kao (south) · Bang Kao, Laem Sor, Koh Samui

Ban Mekkala, designed by architect David Clarke, puts all six bedrooms on the lower level around a T-shaped pool, with a sunken dining pavilion beside it and a beachfront garden beyond. The rock pools in front keep children busy at low tide, and iBeach restaurant is a 160 m walk.

How to choose a villa rental on Koh Samui

Pick the coast first, then the group size, then the beach.

  1. Coast. North-east (Plai Laem, Choeng Mon) for short transfers. North (Bophut) for restaurants and the Friday market. West (Lipa Noi, Taling Ngam, Nathon) for sunsets, space and quiet, 25 to 30 km from the airport. South (Laem Sor, Bang Kao) for the most privacy. Our Koh Samui area guide covers each coast in more detail.
  2. Group size. Count bedrooms, not the “sleeps” figure, which often includes sofa beds or dorms. For 6, look at Belle Serenity or the Headland villas. For 8 to 10, most of this list. For 12 to 16, Sangsuri Villa I, the bigger Samujana villas, Baan Sairee, Ban Mekkala, Ban Suriya, Praana Residence or the Lime Samui villas.
  3. Beachfront or hillside. Beachfront on Samui often means rock at the waterline or a tide line that pulls back. Villa Maliya and Villa Haineu have the easiest swimming. Hillside villas have the views but need a car for every beach trip.

Watch out: Many Samui villa pools aren’t fenced, and hillside houses mean stairs. Sangsuri Villa I has no shallow end, The View Samui has cliff edges and glass stairs, and the Kerem and Lime villas step down their slopes. With toddlers or anyone unsteady on their feet, ask which bedroom is on the pool level before you book.

Pros
  • A private pool and shared living space for the whole group
  • Breakfast and daily housekeeping at every villa with a card here
  • A chef on hand, so you can eat in most nights
Cons
  • You need transport: few villas are a walk from more than one restaurant
  • Chef’s lunches and dinners usually cost extra, paid locally
  • No kids’ club, spa reception or front desk

Villa or luxury resort?

A villa makes sense when you’re 8 or more, want a chef cooking at the house, and care more about privacy than a spa and three restaurants. A resort makes more sense for couples, short stays, and when you want a sandy beach with sunbeds and a bar out front. If that’s your trip, compare the luxury hotels on Koh Samui or the romantic hotels on Koh Samui. Every private villa we list in Thailand is in our luxury villas and pool villas collections, and the Koh Samui page shows them in one row.

Frequently Asked Questions

Which part of Koh Samui is best for a villa?
Plai Laem and the coast down toward Chaweng have the shortest airport transfers (3 to 8 km) and the most beachfront villas. Bophut puts you closest to Fisherman's Village and its restaurants. The west coast at Lipa Noi and Taling Ngam has sunsets, space and quiet, but it's around 30 km from the airport. Laem Sor and Bang Kao in the south are the most remote.
What is the biggest villa on Koh Samui for a large group?
Of the villas in this guide, Sangsuri Villa I, Samujana's Villa Busara and Baan Sairee all sleep up to 16. Sangsuri has eight king suites and two children's dorms, 3 km from the airport; Baan Sairee has nine bedrooms on three acres of beach in the far south. Above Nathon, Lime Samui II and Baan View Talay also take 16 with extra beds.
Do Koh Samui villas come with staff and a chef?
Every villa with a card in this guide includes breakfast and daily housekeeping, and most have a villa manager or team on site. A chef can cook lunch and dinner at all of them, usually at extra cost and often paid locally. At Belle Serenity the chef's meals are part of the stay and you pay only for ingredients.
Are Koh Samui beachfront villas good for swimming?
It depends on the coast. Villa Maliya at Plai Laem and Villa Haineu at Lipa Noi sit on swimmable sand. The Kerem villas at Plai Laem have a beach that is part rock, the Dhevatara villas on Bophut Beach face a rocky shore with sand about 200 m along, and Lipa Noi shows rocks at low tide, so check the tide table.
Which Koh Samui villa is best for young children?
Ban Suriya at Lipa Noi, with fenced grounds, a shallow-entry pool, a treehouse and an outdoor cinema. Lime Samui V above Nathon has a play area with a treehouse, zip-line and trampoline. Avoid clifftop houses with no shallow end, like Sangsuri Villa I, with toddlers.
How do I book a private villa on Koh Samui?
These villas are sold by Oliver's Travels, a UK villa specialist, rather than Booking.com or Agoda. Each card in this guide has a Check dates button that opens the villa's listing, with live availability and the price for your dates.
